Hot Fudge Sauce

Ingredients
  Semi sweet chocolate chip 6 Ounce (1 Package)
  Margarine/Butter 2 Tablespoon
  Sweetened condensed milk 14 Ounce (Not Evaporated Milk, 1 Can, Brand)
  Water 2 Tablespoon
  Vanilla extract 1 Teaspoon
Directions

In heavy saucepan, over medium heat, melt chips and margarine with sweetened condensed milk and water.
Cook and stir constantly until thickened, about 5 minutes.
Add vanilla.
Serve warm over ice cream or as a fruit dipping sauce.
Refrigerate leftovers.
